How Much Is Your Home Worth?

The market value of a home is defined as "the price a willing buyer will pay a willing seller in an arms-length transaction after proper marketing where each party acts knowledgably, prudently and without compulsion." The true market value of a home can only be known at the closing table. Until that time, we can only guess. Our goal is to guess correctly.

We do our "guessing" in a manner similar to that used by appraisers. We look for homes that have sold recently that are most similar to yours in location and configuration. For example, if your home is a 3 bedroom colonial with about 1500 square feet of living area, we search for other 3-bedroom colonial homes of the same size that have sold in the last few months that are near your home. Then, we look at the differences between those homes and yours, and adjust the prices accordingly. For example, if your home has a garage but one of the "comparables" doesn't, your home is worth more, so we adjust the value of the home accordngly.

There are other factors that determine how much you can sell your house for. If you wish to sell your home very quickly, it should be priced lower than if you don't mind waiting a longer period of time.
