There are a number of things buyers should do before seriously starting to look for a new home:

1. Speak with a mortgage professional to find out how much mortgage money you can borrow, which will determine how much you can afford to spend on a new home. Then decide how much you want to spend on a new home.

2. Decide the town or general area in which you wish to live. Many people wish to live close to their jobs. Others seek a top-notch school system. What's important to you?

3. Make a list of the general features that are important to you. How many bedrooms do you need. How many do you want? Will one and a half bathrooms be enough? Do you have a style preference - will one floor living make a ranch style attractive or do you prefer the classic design of a colonial home? Do you want a garage? How much land do you want?

4. What amenities are important to you? Is a fireplace a must-have? Do built-ins and crown molding excite you? Do you like to eat in your kitchen?

5. How much work do you wish to do (or pay for) to make your home the home of your dreams? Are you handy enough to do the work yourself? Or would you be happier with a home in "move-in" condition?
